At Goose Architecture, we believe that thoughtful design can unlock incredible value in underutilised rural buildings. Our recent project at Hall Farm in Wacton, Norfolk, demonstrates how Class Q permitted development can transform an agricultural barn with limited initial value into a beautiful and functional family home.


What is Class Q?


Class Q is a form of permitted development that allows the conversion of agricultural buildings into residential dwellings without requiring full planning permission. It offers an ideal solution for property owners looking to repurpose existing structures while retaining the rural character of their sites.


For this project, Class Q provided an opportunity to reimagine a redundant storage barn and convert it into a meaningful family asset.


The Project: From Storage Barn to Family Dwelling


Originally a simple agricultural building, the barn at Hall Farm was used for farm storage purposes. While structurally sound, it held little value as it stood. By utilising Class Q development rights, we designed a residential conversion that retains the integrity of the existing structure while delivering a comfortable, modern home for the farming family.

The design maximises the barn's existing footprint, as required under Class Q regulations, while enhancing its aesthetic appeal with minimal external alterations. Key features include:


  • Preservation of Character: The existing red pan tile roof, black fascia, and timber details were carefully retained to celebrate the barn’s rural charm.

  • Maximising Natural Light: Full-height glazing and rooflights were introduced to flood the interior spaces with natural light, enhancing the sense of openness and connection with the surrounding landscape.

  • Seamless Indoor-Outdoor Living: Large openings frame views of the picturesque fields and provide direct access to the surrounding amenity space.


This conversion has not only created a valuable home for the family but also secured a sustainable future for the structure.
